Here are some of the things you might have heard, compared to what is actually true.
- “It is an illegal and unlawful operation”: Nothing could be further from the truth. Each franchisee/attorney performs the functions and services of an estate agent in full compliance of the law.
- “They have hidden costs, i.e. exorbitant legal fees”: This is incorrect - there are no hidden costs involved at all. The commission charged is simply 3% plus VAT, which is a market leading rate.
- “They have other charges such as advertising costs”: There are no hidden costs. We pay for all advertising costs. Our fees involve a 3% sales commission levied on the sales price, which is payable by the seller.
3%.Com Properties is a fully comprehensive real estate service, that offers all the services of an estate agency and more, at half the cost. There is no catch. As lawyers selling property conveyancing services are also offered, in-house, this saves the hassle of having to appoint a separate conveyancing attorney. A full range of legal services are also offered, each attorney charges a fee in accordance with the tariff of fees as recommended by the Law Society of South Africa and sometimes even less.
